LANDLORD AND TENANT
We work with landlords, tenants, undertenants, assignees and other occupiers of commercial property and can advise on:
Granting and taking Leases; (including assignments, underlettings, surrenders and variations)

Drafting and advising on Wayleaves; and Drafting Agreements for Lease and Agreements for Surrender.

There are various stages in property development and our lawyers are able to assist you through each one of them.
We work to resolve any title issues that may impede development such as restrictive covenants and easements. We also work with you to develop a strategy to obtain vacant possession in order for the development to proceed.
We are experienced in drafting and negotiating conditional contracts, promotion agreements, development agreements, option agreements, forward funding agreements, development management agreements and agreements for lease with development.
Drafting and negotiating section 106 Agreements to assist with obtaining planning permission and other agreements with statutory undertakers to facilitate development.
Liaising with banks and bridging finance providers to obtain development finance.
Advising landowners on the sale of land for development in addition to advising on overage arrangements.
We frequently advise banks, institutional lenders, private equity firms on their property investments on refinancing of commercial properties. We report in detail and highlight risks to the lender proactively.
